What I’ve Learned My First Year In Real Estate

 

Wow!! Where has the time gone??
After quitting my job (of 22 years) last February and DIVING into the Real Estate business full-time, I’ve learned many SO many things this past year.
First and foremost, this industry changes DAILY – new forms, new laws, new listings, new clients….
And I love it!! Never a dull moment. This career is a lifestyle – working 7 days a week (but still leaving plenty of time and flexibility for me to love on my perfect grandbaby Chase!), answering your phone 24 hours a day and driving your car more miles than you could imagine.
I’ve been blessed to become a part of the number one team in Indiana – The Stiller Group. (Check us out on Facebook Here!) This team has become my family, best friends and my comic relief!! I also have an amazing family within Schuler Bauer Real Estate – so much knowledge and so many caring people!!
My favorite part of my new career would have to be all the clients I’ve met and help find their dream home! I especially love first time home buyers – so many questions, but so excited to start a new chapter. What a blessing that I got to help 19 families buy their dream home last year!
I have had some ummm………. odd/strange experiences. 🙂
I’ve been told that I have more crazy real estate stories than the average agent. Lucky me!!
  • I just thought that a large pig roaming around a sellers living room was normal.
  • Or showing a home that that has a door taped shut and a DO NOT ENTER sign was legit.
  • Or how about the home where the seller was home. And sitting on their bed. With only a towel across their lap. Normal, right?
  • Or the person sleeping in an unfinished basement (we were quiet and did not wake them).
Oh, fun times!! I’m looking forward to an amazing 2016!! Thanks to all my clients, family and friends for your continued support. And remember…….I’m never too busy for your referrals!!

Apps to Organize Your Life!

We’re 18 days into 2016… be honest… Did you vow to be more organized in 2016?! <——- Even if you didn’t SAY you were going to be more organized… don’t we ALL need it?! I’m a busy mom of a 9.5 year old, volunteer at church in the nursery and at my son’s school, a leader with a successful direct sales company and I work full time for the BUSIEST real estate team in Southern Indiana! And occasionally I sleep! I am always looking for ways to organize things in my life and last week I came across this article. Check it out for some AWESOME apps that can help organize your life and your family.
My favorite app on that list is the Mint app. I have recently started using this and love the budgeting features and pie charts (I’m definitely a visual learner!)

Every day for 40 days, you choose one area of your home (junk drawer, laundry room, under the bed, the possibilities are endless!) and get rid of 1 bag of clutter (size of bag is up to you). This blog has all the details and even a printable worksheet for you to track what area you are daily!

Should you wait for warmer weather to list your home?

A popular misconception amongst home owners is that it’s not a good idea to try and sell your home in the winter. It’s cold, it gets dark early, the landscaping is dead and there probably aren’t many people looking for new homes this time of year, right? Not so fast.

While it’s true that there aren’t as many house hunters out there this time of year, the ones who are hunting are buyers, not lookers. One of the biggest problems I run into as a buyers specialist this time of year is that there’s simply a lack of inventory for our clients. When a great place pops up, it’s gone quickly and it isn’t uncommon for multiple offers to be put on a home that’s priced right. According to online studies the average seller nets more above asking price from December to March than the rest of the year. The lack of inventory is an advantage to a seller because when a potential buyer sees something they like, there aren’t always other options out there. So why not sell before your competition is even on the market?

Another thing to consider is that interest rates are predicted to continue to rise. As the rates go up, a buyer can lose some of their buying power. It’s in a buyers best interest (literally) to buy sooner than later and I’m seeing people who aren’t on a time crunch still choosing to buy now.  This will also affect you once you sell your home and become a buyer. Another reason to sell now, so you can buy now before rates go up even more.
