Wedding Bells

Hi everyone! Carly here…aka the “bride to be!” My wedding is coming up on Saturday and I wanted to share with you the awesome businesses and vendors who have gone above and beyond to help make my wedding special! In real estate, word of mouth and referrals are what makes our business so successful! So here’s my shout out to all my favorite wedding vendors! I know if they took such great care of me, they will for you too!

Wedding Dress: Sher’s Bridal, 309 Evergreen Road, Louisville, KY 40243 (502) 244-9493

Sher was absolutely fabulous during my wedding dress search! She was so patient and only pulled dresses for me that were within my price range. She notified me of different offers and trunk shows that were coming up so I could get my dress for the best price! She is very professional and you can tell she is very passionate about her job.

Groom and Groomsmen Tuxes: J Alan Formalwear, 757 E Lewis and Clark Pkwy #804. Clarksville, IN 47129 (812) 391-7300

J Alan was a great place for my fiance and his friends to rent their tuxes from. They were able to measure the men at the store and if they lived out of town, they had a form for them to fill out with their measurements. They have a great selection of tuxes and suits! For the grooms, they offer a free rental for their suit or they can select a suit to keep permanently for free!

Flowers: Nances, 3815 Charlestown Road, New Albany, IN 47150 (812) 945-9950

I have been working with Carol at Nances and have been very pleased with the customer service I have received. I was able to show her exactly what I wanted my bouquets to look like and she is re-creating them with flowers that are in season and are within my budget. I can’t wait to see the final product!

Catering: Orange Clover Kitchen and More, 590 Missouri Ave Suite 100, Jeffersonville, IN 47130 (812) 282-1005

Working with Rachel at the Orange Clover has been an amazing experience! Her and her team are experts at catering and they have gone above and beyond to make sure everything is perfect for our wedding menu! She has an unbelievable amount of options and her food is absolutely delicious! She is even handling our Ice Cream Sundae Bar!

Photographer: Christine Cherry Photography (812) 987-2437

Christine Cherry Photography has blown us away so far! Christine took our engagement pictures and made Matt and I feel so comfortable! Her passion for photography is very obvious and we can’t wait to have her there for our wedding! Her prices were very reasonable and she also offers discounts and/or added time to your package when you refer clients to her!

Makeup: Kayla Mansfield, http://www.kaylamansfield.info

Kayla did my hair and makeup for our engagement pictures and they turned our beautifully! She recreated the exact look I was going for! Kayla is doing all of my bridesmaids hair and makeup for the wedding and I know they will look fabulous!

Engagement Rings and Wedding Rings: Koerbers Fine Jewelry, 3095 Blackiston Mill Road, New Albany, IN 47150, (812) 945-5959

I will never shop for jewelry any where else! Sarah at Koerbers is the best in the business! She is so knowledgeable about all of their products and helped my fiance design the perfect ring! She also helped us shop for our wedding rings. She is extremely patient and stayed right within our budget. She was never pushy and made sure we purchased exactly what we wanted!

Wedding Venue: Jeffersontown Community Center, 10617 Taylorsville Road, Jeffersontown, KY 40299, (502) 267-8333

Choosing a location was the hardest part of our wedding process. We had a lot of needs and wants and it was difficult to find a place that met all of them..until the community center! We wanted a reception hall that would allow us to bring in all of our own catering as well as alcohol. When you rent the Jeffersontown Community Center, you are basically paying for the space. You can decorate the room any way you want and bring in whatever you want! Deborah with the community center has been readily available at all times to let us visit the site. She has a lot of great contacts and has been awesome to work with! We liked that we had never been to a reception there before so it was unique for our family and friends. There is a park located right next door that you can rent a pavilion out for only $25.00! So hopefully the rain holds off and we can get married outside at the park and then party inside at the community center!

Thanks for reading friends! Happy Wedding Season!!

-Carly

Happy Leap Day!

Happy Leap Day Friends!
Since it doesn’t happen every day that I write a blog on Leap Day, I did a little history on it. Can you believe that this idea began in 45 B.C!?!?!

Check out this interesting article with some history facts:
Are you a leap day baby? Know someone who is? TAG THEM in this post… and let’s CELEBRATE them today!
What are your chances of being born on Leap Day?
About 1 in 1,500.
When is the birthday party?
If you are born on a Leap Year, do you get your driver’s license on February 28th or March 1st? It is an ambiguous question that is decided by each states. Most states, however, consider March 1st the official day. For instance, the Michigan Vehicle Code states that people born on February 29th “are deemed to have been born on March 1st.”
How many people were born on Leap Day?
There are about 187,000 people in the US and 4 million people in the world who were born on Leap Day.
Last time we had a leap day was in 2012. Here’s a list of what things cost, news items, top movies/books/celebrities, etc
Here at The Stiller Group, we’re excited about one more day in February!
-ONE more day to SHOW houses to our fabulous buyers
-ONE more day to LIST homes
-ONE more day to get our clients to the CLOSING table (2 of our lucky clients get keys to their new house today!)
-ONE more day write contracts and get ACCEPTED OFFERS
-ONE more day to EAT lunch at Qdoba! (my favorite!)
Don’t wait 4 more years to let us show you The Stiller Group difference…
Let’s get started now!

The Stiller Group Difference

difference

Hi everyone! Carly here! I just wanted to take a minute to talk to you about our Stiller Group Difference! With a real estate professional around every corner, we know it can be overwhelming to chose one who to work with to get your home sold.  Here at The Stiller Group, we have many things that set us apart from other real estate agents.

95 days on the market is our average. This means 95 days from the day we put your home on the market to the day it CLOSES.  This short time span means saving you, the client, time and money.

We market your listing on every social media platform available to give your home the most exposure. Not only are we on websites like Trulia, Realtor and Zillow, we take it a step further. We post your listings on Facebook, Twitter, Instagram, Pinterest, Craigslist and even YouTube. You never know where your buyer will come from and we pride ourselves on putting your listing on as many sites possible to get your home the most exposure.

We price it right from the start. Sellers often think they should start the asking price high and then lower it later if the home fails to sell. This results in a slower sale and often a lower price. The first 30 days activity of your home being on the market is always the best activity you are going to see. If the price is too high, many buyers and agents will steer clear.

Professional photography of your home makes a WORLD of difference.  Which of these pictures would you like to show prospective buyers?  Can you believe this is the same kitchen?! It’s amazing what a little de-cluttering and professional pictures can do to your listing!

Almost 92% of buyers use the internet in some way for their home search process. This means clients are looking directly online for your homes pictures. You only have one chance to grab their attention and make a great first impression. We will make sure to help stage your home and get the best pictures possible for your listing.

The Stiller Group is made up of six professionals. Troy Stiller is our Listing Agent. Tiffany Denison, Lisa Sharp and Keith Rager are our Buyers Specialists. Heather Trueblood is our Transaction Coordinator and Carly Keeler is our Marketing Director. All of us are specialized in our fields and we each have a specific role to deliver exceptional customer service to our clients.

If you would like to experience The Stiller Group difference, give us a call. We would love the opportunity to talk to you and get the ball rolling on any of your real estate needs!

The Stiller Group is Now Using the Most Realistic, Interactive 3D Software in the World!

Walk through it before you walk through it!  Troy, I have no idea what you are talking about!? Have you ever been searching online for the perfect home for you and your family at night while lying in bed, but just can’t get an idea of floor plan from the pictures? How about the time when you found the perfect home, but couldn’t work around your schedule to set appointment to physical walkthrough a home, only to find out that the one you LOVE is under contract because we all know the good ones go fast.  Lastly, have you ever relocated out of state for work and diligently trying to sell your current home, pick up the family to move them across the country, look for a new home, schedule a time to fly in to spend countless hours going through homes that didn’t fit because the representation may not have given you an idea of plan and condition?

carmen1

We ARE all very busy in this day and time and every minute counts when you are on the go and trying to find a new home while juggling everything else in your life.  What if you could walk through a home virtually and see exactly where every room in the house was, while interactively controlling where you want to explore in the house?  The FUTURE of viewing homes is among us and we are excited to introduce the most interactive 3d virtual tour camera software that you are the first to see!  This new software will allow you to do everything I mentioned above!  This will give our customers/clients and prospective buyers the option to virtually walkthrough our listings and navigate through the home as they please while the click of one button will allow them to view the home in a dollhouse view, allowing them to see the floor plan and where every room in the house is located.  Cool, right!??  Whether you’re on the couch, in bed, at the office, in your car (in park of course 🙂 ), or in a different state/area, you can view the home anywhere you choose!  We believe that this will give our sellers a competitive advantage to secure an offer in a shorter amount of time, with less hassle to them, and possibly getting top dollar!  A buyer may make an offer without even walking through it!

Top DIY Home Improvement Tips

Top DIY Home Improvement Tips to do if you are thinking about selling – and helpful even if you aren’t!

Happy Monday y’all! Resident DIY Expert – Tiffany – here.  If you don’t know me yet, you will quickly learn that I am the team’s go to when it comes to any DIY home project, fixer upper or just plain remodel. Thanks to a little creativity, my contractor hubby and of course a lot of inspiration from Pinterest, there is always a home project going on at the Denison household.

So why is it that we always wait until it’s time to move to start thinking about improving our homes? Don’t we all deserve to live in updated and flawless houses too? Well take it from me, coming from a working mom of two, who has moved six times in seven years (yes, by choice) – NOW is the time to spruce up, update and ENJOY the home you have worked so hard for! Whether you are selling or not, if you wait to tackle everything until you are, you won’t have experienced the luxury of loving where you live. And, it will make your to-do list that much more daunting when you go to sell. Here are my top tips to get your home ready for the market, or simply ready to enjoy 🙂

Update Your Cabinets – Whether your budget is on lottery winner status or you are just looking to spend a few nickels, updating your kitchen cabinets can be HUGE for your home. Fresh paint and new hardware can give your kitchen the fresh look it needs – either for selling or your next get-together. Want to go further than just paint, but don’t need all new? Check out this step-by-step tutorial on how to give your cabinets a face lift with new trim and moldings. http://www.beautifulmatters.com/2013/02/diy-inexpensive-cabinet-updates/

CLEAN Your Windows! – Sparkling windows can make a world of a difference to a home! I know when I feel like my house is looking gloomy and needs a spruce, the first thing I tackle are the windows. TIP: Use newspaper instead of paper towels or a cloth to clean glass as it won’t leave any fiber residue.

Modernize Bathrooms with New Faucets and Light Fixtures – Outdated fixtures in bathrooms can be an instant turn-off to a buyer, unless they happens to be a DIY-er themselves. And in that case, they see discount on the purchase right away. For a few bucks, you can change out a faucet and/or a vanity light that will give your tight space of a bathroom a new look. If you don’t have the means to change those out, get out your elbow grease, give it a deep scrub and brush off the cobwebs – your family AND buyers will appreciate! And last but not least – SPRAY PAINT! The ultimate Tiffany fix is always spray paint. Check out this link for a fun how-to: http://www.thecountrychiccottage.net/2012/05/how-to-spray-paint-your-light-fixtures.html

PAINT! Painting always seems to be the most dreaded task at our house, but trust me, it will absolutely give you the biggest bang for your buck! Transform a room by adding a deep, neutral-toned accent color to one wall or change up your entire space with a fun, popular color. Homes with neutral colors show the best – so consider painting those ballerina pink and ninja turtle green walls before your house hits the market. See my favorite neutral go-tos here if you are looking for a suggestion:

http://media.benjaminmoore.com/WebServices/prod/ColorCardUpdate/USTimelessNeutrals/index.html

De-Clutter the Toys! If you have littles, toys can be the biggest clutter item in your house, and it can also be a deterrent while showing your home. Go ahead and invest in a few tubs or baskets for easy storage – even if you aren’t moving, your sanity needs this! Get rid of those toys you have been hanging onto and besides, who wants to move all of that stuff?

Closets- Don’t confuse de-cluttering with stuffing junk into closets. One of the major things buyers look for is “closet space” so  if yours are stuffed full, how can they see how big and roomy they are? Take the time to purge and get rid of items you and your family don’t use. You will thank me later!

Spruce it up Outside – No cash to spend out there? One word: CLEAN! Sweep off your porch and sidewalk of leaves and debris. Clean off any mold or mildew from the siding and other parts of your house – you may have to take a pressure washer to it! Give the front door a fresh coat of paint if needed. Add a colorful wreath and flowers to the front porch or stoop. This is the first place buyers – or guests – will stop to take it all in, and you only get a chance to make a first impression once! My front porch is one of my favorite spots of my house so I always have some fresh and fun things on the door 🙂

There ya have it, my top list of things to do in order to enjoy your home, or get it ready for the selling market. If you are thinking about selling, give us a shout and we would be happy to come out and have a look to help you get your best bang for your buck!
